Overview

Craig Sharnetzka, President and Shareholder of CGA Law Firm, is a York, PA attorney focused on commercial real estate, land development, business matters, and estate planning and administration. He represents developers, businesses, individuals, and families throughout Pennsylvania, including York, Lancaster, Adams, and surrounding counties. Craig works directly with clients to protect and grow their commercial investments, property, and family legacy for the long term.

Real Estate & Land Development

Craig’s practice as a commercial real estate and land use attorney centers on large-scale commercial projects. He represents developers as well as businesses in buying, selling, financing, and developing commercial property. In addition to commercial development, he assists buyers and sellers with residential real estate transactions.

With extensive experience as a municipal solicitor, Craig understands how planning commissions and zoning boards evaluate a project. Developers and businesses rely on that insight as he guides them through zoning and land development approvals, including variance and special exception applications, conditional use requests, and rezonings. He appears before municipal boards across South Central Pennsylvania, including throughout York, Lancaster, and Adams Counties.

Craig works closely with the lenders, realtors, and CPAs who serve his clients. Notable work includes representing a company valued at more than $2 billion in a large real estate transaction, along with multiple commercial transactions valued at more than $25 million.

Estate Planning & Administration

As an estate planning attorney, Craig counsels individuals, business owners, and high-net-worth families on planning strategies, including business succession. He works alongside clients’ financial planners, accountants, wealth managers, and family offices to build estate plans that fit each client’s full financial picture. He also guides executors and families through estate administration and probate after the loss of a loved one.

Municipal Law

Boroughs and townships across York County rely on Craig as their municipal solicitor. He drafts ordinances, resolutions, and contracts, and advises elected and appointed officials on open meeting laws, planning, zoning, land use, economic development, and personnel matters.

Business Law

Craig advises businesses on transactions and corporate matters. His work includes guiding a family business through a negotiated reorganization that kept the company operating and preserved 30 jobs.
